"Estia", "we", "us" refers to the Estia service operated by Dimosthenis Chrysanthopoulos (registered details in our Privacy Policy).
"You", "your" refers to any visitor to this website ("the Website") or any natural or legal person who enters into a service agreement with Estia ("a Member" or "the Member").
"Service" refers to the home-watch and property-care services we provide to Members, as defined in the individual service agreement between the Member and Estia.

Estia provides home-watch and property-care services for owners of Greek property who reside abroad. Services may include (subject to the Member's chosen tier and individual service agreement):

We reserve the right to decline membership at our sole discretion, including (without limitation) where the property, location, or owner circumstances are outside our service capabilities.
Membership commences on signing of an individual service agreement between us and the Member. The agreement specifies the property concerned, the service tier, the fees, the term, and any specific scope adjustments.
Standard pricing is published on our Plans page. Prices are quoted in euros (EUR) and exclusive of Greek VAT (currently 24%) which is added on invoicing where applicable.
We may adjust pricing for future renewal periods on 60 days' written notice. Existing committed terms are honoured at their original pricing.
Membership fees are payable monthly or annually in advance. Failure to pay may result in suspension of the Service after 14 days' notice, and termination after a further 14 days.
The Member may terminate their membership with 30 days' written notice at any time. Pre-paid fees for periods after the termination date are refunded pro-rata (less any amounts owed for completed work).
We may terminate a membership with 30 days' written notice. We may terminate immediately for cause, including: material breach of these Terms or the service agreement; non-payment after the cure period; conduct that endangers our staff or contractors; or where continued provision of the Service would require us to act contrary to Greek law.
Where you are a consumer under Greek law and our service agreement is concluded at distance (online, by email, or by telephone), you have the right to withdraw from the agreement within 14 days of conclusion without giving any reason, in accordance with Greek Law 2251/1994 as amended. To exercise this right, send a clear written withdrawal notice to [email protected].
Where you have expressly requested that we begin providing the Service before the 14-day period expires, you accept that you may owe an amount proportionate to the Services already provided up to the time of withdrawal.

In the course of providing the Service, we may engage independent contractors (plumbers, electricians, cleaners, etc.) on your behalf. Where we engage such contractors:
We are liable for losses you suffer as a direct result of our negligence or willful default in the provision of the Service, subject to the limits set out in this clause.
Our total aggregate liability to you under any one annual period of the service agreement is limited to the greater of:
We are not liable for indirect or consequential losses, including (without limitation): loss of property market value, lost rental income, lost opportunity, business interruption, or pure economic loss not directly arising from our conduct.
Neither party is liable for failure to perform the Service due to circumstances beyond reasonable control, including natural disasters, pandemics, government actions, civil disturbance, fire, flood, or strikes affecting general industry. We will make reasonable efforts to resume Service as soon as possible.

Nothing in these Terms limits or excludes our liability for death or personal injury caused by negligence, for fraud, or for any other liability that cannot be limited or excluded under applicable law.
All content on the Website — text, images, design, code, branding — is the intellectual property of Estia or its licensors, and is protected by copyright and related laws.
You may view, share links to, and quote brief portions of our content for personal, non-commercial purposes, with attribution. You may not reproduce substantial portions of our content, republish entire articles, or use our content for competing commercial purposes, without our prior written consent.
Photographs of your property that we take in the course of providing the Service remain your property; we may retain copies for our records and may use them in anonymised, aggregated form for service-improvement purposes.
You agree to use the Website lawfully and in accordance with these Terms. You may not:

We may update these Terms from time to time. The "last updated" date at the top of this page will reflect any revisions. Material changes affecting existing Members will be notified at least 30 days in advance. Continued use of the Website or the Service after such notification constitutes acceptance of the updated Terms.
These Terms, and any contract for the Service formed under them, are governed by the laws of the Hellenic Republic (Greece). The courts of Athens, Greece have exclusive jurisdiction over any dispute arising from these Terms or the Service, subject to any mandatory consumer-protection provisions of your country of residence that grant you the right to bring proceedings in your own courts.
If any provision of these Terms is held by a court of competent jurisdiction to be invalid or unenforceable, that provision will be modified to the minimum extent necessary to make it enforceable, and the remaining provisions will continue in full force and effect.
These Terms, together with our Privacy Policy and (for Members) the individual service agreement, constitute the entire agreement between you and Estia regarding the Website and the Service.
