Terms of Service.

1. Definitions and scope

"Estia", "we", "us" refers to the Estia service operated by Dimosthenis Chrysanthopoulos (registered details in our Privacy Policy).

"You", "your" refers to any visitor to this website ("the Website") or any natural or legal person who enters into a service agreement with Estia ("a Member" or "the Member").

"Service" refers to the home-watch and property-care services we provide to Members, as defined in the individual service agreement between the Member and Estia.

These Terms apply to:

• Your use of the Website;
• Any informational request, enquiry, or discovery call you make;
• The Service, where supplemented by an individual signed service agreement.

Where these Terms conflict with a signed service agreement between us and a specific Member, the service agreement prevails.

2. The Service

Estia provides home-watch and property-care services for owners of Greek property who reside abroad. Services may include (subject to the Member's chosen tier and individual service agreement):

• Scheduled physical inspections of the Member's property
• Coordination with building managers, neighbours, and local authorities
• Coordination of contractors for routine maintenance and repairs
• Administrative support: receipt of mail, liaison with the Member's accountant or lawyer, bill payment coordination
• Concierge and arrival/departure services
• Photographic and written documentation
• Quarterly written summary reports

What the Service is not:

• We are not a Greek licensed estate agent and do not act as one
• We are not a Greek lawyer and do not provide legal advice
• We are not a Greek tax accountant and do not file tax returns
• We are not a financial advisor and do not provide financial advice
• We do not hold client funds for the purpose of fiduciary investment
• We are not an insurance broker

Where you require any of the above services, we will refer you to appropriate licensed Greek professionals.

3. Eligibility

To become a Member, you must:

• Be at least 18 years old;
• Own (or jointly own, or be the authorised representative of the owner of) a property in Greece;
• Reside outside Greece for the majority of the year (or otherwise meet the absentee-owner profile the Service is designed to serve);
• Provide accurate information about yourself and the property concerned.

We reserve the right to decline membership at our sole discretion, including (without limitation) where the property, location, or owner circumstances are outside our service capabilities.

4. Membership terms

4.1 Service agreement

Membership commences on signing of an individual service agreement between us and the Member. The agreement specifies the property concerned, the service tier, the fees, the term, and any specific scope adjustments.

4.2 Pricing

Standard pricing is published on our Plans page. Prices are quoted in euros (EUR) and exclusive of Greek VAT (currently 24%) which is added on invoicing where applicable.

We may adjust pricing for future renewal periods on 60 days' written notice. Existing committed terms are honoured at their original pricing.

4.3 Payment

Membership fees are payable monthly or annually in advance. Failure to pay may result in suspension of the Service after 14 days' notice, and termination after a further 14 days.

4.4 Cancellation and termination

The Member may terminate their membership with 30 days' written notice at any time. Pre-paid fees for periods after the termination date are refunded pro-rata (less any amounts owed for completed work).

We may terminate a membership with 30 days' written notice. We may terminate immediately for cause, including: material breach of these Terms or the service agreement; non-payment after the cure period; conduct that endangers our staff or contractors; or where continued provision of the Service would require us to act contrary to Greek law.

4.5 Right of withdrawal (consumer protection)

Where you are a consumer under Greek law and our service agreement is concluded at distance (online, by email, or by telephone), you have the right to withdraw from the agreement within 14 days of conclusion without giving any reason, in accordance with Greek Law 2251/1994 as amended. To exercise this right, send a clear written withdrawal notice to [email protected].

Where you have expressly requested that we begin providing the Service before the 14-day period expires, you accept that you may owe an amount proportionate to the Services already provided up to the time of withdrawal.

5. Member obligations

As a Member, you agree to:

• Provide accurate information about yourself and your property;
• Provide reasonable access to the property and any required documentation;
• Pay fees on the agreed schedule;
• Inform us promptly of any change in property ownership, residence status, or material circumstances affecting the Service;
• Treat our team members and contractors with respect and courtesy;
• Not use our team for purposes outside the agreed scope of the Service.

6. Our obligations

We will:

• Provide the Service with reasonable skill and care, in accordance with applicable industry standards;
• Carry civil liability insurance covering the activities of our team in the course of performing the Service;
• Maintain confidentiality regarding your property and personal information;
• Document our work clearly through written reports and photographic records;
• Comply with applicable Greek law in performing the Service;
• Communicate promptly regarding matters affecting your property.

7. Contractors and third parties

In the course of providing the Service, we may engage independent contractors (plumbers, electricians, cleaners, etc.) on your behalf. Where we engage such contractors:

• We will vet them for appropriate registration, insurance, and competence to the extent reasonably possible;
• The contract for the work is between you (the property owner) and the contractor — we facilitate but are not party;
• Contractor fees are payable by you (typically pre-authorised within agreed limits, or with your case-by-case approval above those limits);
• We are not liable for the acts or omissions of independent contractors, except where we have been negligent in their selection or supervision.

8. Liability and limitations

8.1 Our liability

We are liable for losses you suffer as a direct result of our negligence or willful default in the provision of the Service, subject to the limits set out in this clause.

8.2 Liability cap

Our total aggregate liability to you under any one annual period of the service agreement is limited to the greater of:

• The total fees paid by you to us in the 12 months preceding the event giving rise to the claim; or
• The amount actually recovered under our civil liability insurance policy in respect of the relevant event.

8.3 Excluded losses

We are not liable for indirect or consequential losses, including (without limitation): loss of property market value, lost rental income, lost opportunity, business interruption, or pure economic loss not directly arising from our conduct.

8.4 Force majeure

Neither party is liable for failure to perform the Service due to circumstances beyond reasonable control, including natural disasters, pandemics, government actions, civil disturbance, fire, flood, or strikes affecting general industry. We will make reasonable efforts to resume Service as soon as possible.

8.5 Matters outside our control

We are not liable for:

• Pre-existing condition of the property at the time of our engagement;
• Damage caused by inherent defects, gradual deterioration, or causes pre-existing the Service;
• The acts or omissions of building managers, neighbours, or other parties outside our engagement scope;
• Tax, legal, financial, or insurance advice which is outside the Service scope;
• Decisions you make on the basis of information we provide where we have not been engaged as advisor on the matter.

8.6 Nothing limits liability where the law prohibits

Nothing in these Terms limits or excludes our liability for death or personal injury caused by negligence, for fraud, or for any other liability that cannot be limited or excluded under applicable law.

9. Intellectual property

All content on the Website — text, images, design, code, branding — is the intellectual property of Estia or its licensors, and is protected by copyright and related laws.

You may view, share links to, and quote brief portions of our content for personal, non-commercial purposes, with attribution. You may not reproduce substantial portions of our content, republish entire articles, or use our content for competing commercial purposes, without our prior written consent.

Photographs of your property that we take in the course of providing the Service remain your property; we may retain copies for our records and may use them in anonymised, aggregated form for service-improvement purposes.

10. Website use

You agree to use the Website lawfully and in accordance with these Terms. You may not:

• Attempt to access non-public areas of the Website, our servers, or our IT systems;
• Use automated tools (scrapers, bots, crawlers) to harvest content from the Website at scale, except in accordance with our robots.txt;
• Use the Website to transmit malicious code or content;
• Impersonate any person or entity;
• Engage in any activity that could damage, disable, or impair the Website or interfere with any other person's use of it.

11. Privacy

Our collection and use of personal data is governed by our Privacy Policy, which forms part of these Terms.

12. Changes to these Terms

We may update these Terms from time to time. The "last updated" date at the top of this page will reflect any revisions. Material changes affecting existing Members will be notified at least 30 days in advance. Continued use of the Website or the Service after such notification constitutes acceptance of the updated Terms.

13. Governing law and jurisdiction

These Terms, and any contract for the Service formed under them, are governed by the laws of the Hellenic Republic (Greece). The courts of Athens, Greece have exclusive jurisdiction over any dispute arising from these Terms or the Service, subject to any mandatory consumer-protection provisions of your country of residence that grant you the right to bring proceedings in your own courts.

14. Severability

If any provision of these Terms is held by a court of competent jurisdiction to be invalid or unenforceable, that provision will be modified to the minimum extent necessary to make it enforceable, and the remaining provisions will continue in full force and effect.

15. Entire agreement

These Terms, together with our Privacy Policy and (for Members) the individual service agreement, constitute the entire agreement between you and Estia regarding the Website and the Service.
